Before embarking any project EP always conducts a feasibility study. After understanding your project goals, our feasibility study will tell you what is the best possible approach to achieve your goals for your project.

As the decision-makers are the local authorities, nobody can guarantee planning permission, however, a knowledgeable team who knows how to maximize your project within the policies and the legislation should guide you to the right direction.

Although there are certain permitted development rights in place, which gives you the right to build without seeking planning permission, we would always advise our clients applying for a lawful development certificate. In order to comply with those rules, you should follow the government guidance on permitted development rights.

Most likely you will not be able to start because if there is any structural change in your project, you will be liable to submit a building control application either to your Local Authority or a private Building Control Body. In addition, if you are making any structural change within 3 metres to the boundary line of your property or party wall you will be required to appoint a Party Wall Surveyor and get consent/s from your neighbours.
